We’ve worked closely with National Highways and Norfolk County Council Highways officers to develop a design that carefully considers the potential impact of the proposed development on the road network and, in particular complies with their design requirements to access the development off Links Road and to not impact the Beacon Park roundabout on the A47.
In line with planning policy, there will be two access points into the site for vehicles from Links Road. Pedestrians and cyclists will be able to access the development from Links Road and from the footpath/cyclepath along the eastern edge of the A47. A new right turn lane from Links Road into the development will avoid queueing at the Beacon Park roundabout.
Three new cycle routes will improve connectivity in the local area (in line with GYBC policies CS16 and GN1). These will run along the western edge of the site, and along the south and north sides of Links Road. Three new pedestrian crossings along both sides of Links Road will help new residents to safely access local services and existing residents to reach the open space, and potentially the new commercial units within the development (in line with GYBC policies CS16 and GN1).
The site has good bus connections from Links Road to the Coastal Red 8 which links to the schools, Gorleston town centre and Great Yarmouth, with further connections available from the bus stop on the A47. A travel plan will be produced to encourage residents to walk or cycle, if they are able to, instead of relying on car use.
All homes will have their own parking spaces, in accordance with planning policy. One bed homes will have one space; two and three bed homes will have two spaces; and homes with four bedrooms or more will have three spaces. There will also be a 25% allowance for visitor parking across the site (which is one visitor space for every four homes).
